Most projects settle the unit type, the layout and the shipping plan first — and the foundation last. Then the containers arrive, and they sit on the truck while someone tries to level a slope.
That order is expensive. The foundation decides when installation can start, how much site work you pay for, and whether the camp can be moved later. This guide covers the four base options used on container house projects, how level the ground really needs to be, and what to fix before the first unit comes off the trailer.
Why the Foundation Decision Comes First
Three things are locked in the moment you choose a base:
When installation can start. The crew cannot begin until the base is level and load-bearing. If the base is not ready, the units, the lifting equipment and the crew all wait — and on a remote site, they wait expensively.
A real share of total project cost. Ground works are one of the most consistently underestimated lines in a first quotation, especially where there is no existing hardstanding.
Whether the camp can move. A concrete slab fixes the layout permanently. Screws, piers and compacted pads can be dismantled and reused when a site moves on.
There is also a schedule effect that buyers often miss: the faster the base can be made ready, the faster the units can be installed. Flat-pack units ship at 14 per 40HQ container and a four-person crew installs one in about three hours — but only once the base underneath it is ready.

The correct base for a specific site is an engineering decision, not a catalogue choice. Soil bearing capacity, frost depth, wind exposure and local building rules all matter. Have a local engineer confirm the design before anything is poured or drilled.
How Level Does the Ground Need to Be?
Level means level across the whole footprint — not just at the four corners.
Container house units are assembled from rigid panels. A base that is high in the middle, or twisted diagonally, puts uneven load into the panels and the frame. Doors and windows stop closing cleanly, gaps open up, and the structure works harder than it was designed to.
Three practical points save time on site:
Check with a long level or a laser, end to end. A short level reading taken in one corner tells you nothing about the whole base.
Use adjustable supports at the jack points. Small differences can then be corrected after the unit is set down, instead of sending the lifting equipment away and bringing it back.
Finish the base before the units ship, not after. Correcting it later means lifting the unit a second time.
Site Access: What the Truck and the Crane Need
Access is checked far less often than it should be, and it stops more installations than the foundation does.
Walk the route the delivery trailer will take. Bridge limits, overhead cables, gate widths and the turning radius at the last corner are the four things that most often catch a project out.
Plan the offload point close to the base. Every extra movement is extra handling cost and extra risk of panel damage.
Keep the opening side clear. Folding and expandable units need working space on the side that opens out, not just a footprint.
Confirm what the crane or forklift will stand on. Lifting equipment on soft ground is a bigger problem than lifting equipment with limited room.
Ground Conditions That Change the Plan
Sloping ground
A slope does not rule out a container house, but it changes the base. Piers or a stepped footing system bring the floor up to one common level, and the difference in height is absorbed below the unit rather than inside it. Cut-and-fill is also possible, but the fill must be properly compacted before anything is placed on it.
Soft or expansive clay
Expansive soils move with moisture, and that movement is what damages light structures. Options include deeper screws or piles that reach stable ground, or removal and replacement of the upper layer. On these sites, drainage design matters as much as the base itself.
Rock
Screws and piles generally cannot be driven into rock. In practice the base is created above it — a levelling pad, or anchors drilled and grouted into the rock, designed by a local engineer for the actual conditions.
Flood-prone sites and high water tables
Raising the floor above the expected flood level is usually the simplest defence, which points towards piers or a raised pad rather than a slab at grade. Sites like this also need surface drainage that carries water away from the units, not under them.

Schedule beats finish. Options without curing time keep a camp programme intact when the units are already on site.
Drainage matters more than appearance. Water that pools under a unit causes corrosion and makes access unpleasant all year round.
Plan for relocation. Camps that follow a project need bases that can be taken apart — screws and pads rather than slabs.
Assume the ground is not level. Adjustable supports take up the differences that a survey may not have captured.
Common Mistakes
Starting the base after the units ship. Both clocks are running, and only one of them can be shortened.
Improvising with blocks on arrival. Timber and loose blocks compress and move; the unit ends up out of level again within weeks.
Ignoring drainage because the site is dry. Sites are dry until the wet season arrives.
Assuming the site is flat. A slope that looks minor from a photo can be a metre of difference across a footprint.
Designing the base without local building rules. Permits and inspections are set locally, and they are easier to satisfy before construction than after.
